Competition for Acciona office tower. ARI-DS-03 Hytasal. Seville

The convenience and timeliness of the execution of the sector is revealed by the requirement of compliance with the conditions and deadlines imposed by the General Plan.

The new plan recognizes opportunities for the implementation of new urban uses and functions, integrating it into the general planning area called Proyecto Singular del Sur. The industrial character of this sector together with its topography, cause a certain discontinuity in the urban fabric.

The objective of the planning is to free land through high-rise construction, so that the free spaces generated become elements that give a better quality of life to the urban fabric in its southern sector.

The orientation of the building is conditioned by the urban planning regulations. Therefore, the idea of the project arises in an effort to adapt the  morphology to the solar movement, thus achieving differentiated orientations of its facades so that they can be treated in different ways:

South facade. This façade is one of the most problematic in our latitudes. The solution adopted consists of a double glass skin that allows us a large glazed surface and at the same time solves overheating thanks to the geometry of the outer skin and the characteristics of the different elements.

North side. Unlike the previous one, this façade does not enjoy very good views or direct sunlight, so it is designed by controlling the holes to avoid losses, thus responding to the design of the building to sustainable criteria.

I4. Reflective elements en  curtain wall and false ceiling on the south façade for greater penetration of natural light.

NATURAL VENTILATION

V1. Atrium ventilation - thermal gradient effect (hot air rising).

V2. Cooling of the atrium with vegetation (temperature absorption by transpiration).

V3. Day and night natural cross ventilation (between facades and atrium).

V4. Reduction of thermal transmission by ventilated façade (double skin).
