New plant works for 148 homes and garages.

The works that are the object of the project include the construction of a residential complex made up of single-family and multi-family homes,  ancillary buildings and recreational facilities, as well as landscaping and urbanization works related to these purposes.

The proposal is inserted in an expanding area between the municipalities of Chipiona and Rota, in Cádiz. The area, very close to the beach, is mostly dedicated to second homes, with which the playful character of the complex stands as the main characteristic of the environment.

The formal solution of the circle as a geometric shape is chosen, which articulates both the layouts and building forms as well as the connections between the different elements. In general, it has been intended to settle the buildings on a continuous green, with non-privative gardens without separations or enclosing elements, only interrupted by the necessary paving.

Residential use. The residential section is made up of 148 homes, organized into 7 independent blocks, on which nine different types are developed, all complemented by terraces and/or non-privative gardens functionally linked to the homes.

Community Green Zone. It is articulated around a single entrance-exit road of the urbanization in a circular way, which distributes the traffic to all the residential parts. On it rests a crown formed by blocks 3 and 4, with an inner circle for a communal green area with swimming pools (one for adults and one for children), as well as a small building for toilets, a maintenance store and first aid. (bather).

Access. A single entry-exit point to the complex is proposed for road traffic, with a small construction that will serve as accommodation for the doorman and will house the access control mechanisms. It is completed with an entrance roundabout that organizes direction changes as well as the junction with the road that gives access to blocks 1 and 2.

There will be four pedestrian accesses, one of them within the set of road access, and the other three located on the southern border, in order to facilitate the exit of the residents in the direction of the beach.

Gardens and Tours. The entire arrangement is conceived as a set of buildings on a continuous green, made up of three types of gardens: the communal green area; the gardens of the houses, of continuous grass with small vegetable separations; the third type are those typical of the urbanization, treatment of its fronts, decoration of roundabouts and islets, play area and those that make up the interior pedestrian routes of the urbanization.
