Hytasal residential towers

Previous studies for 4 residential towers give 400 housings in the sector ARI-DS-03. Hytasal. Seville.

The convenience and opportunity of the execution of the sector is revealed by the exigency of the fulfillment of the conditions and period imposed by the general plan.

As for the conditions of execution of the general systems, which must guarantee the suitable insertion of the sector in the city, at present they are totally executed.

The new plan, it recognizes opportunities for the implementation of new uses and urban functions, joining the zone of general  arrangement singular project of the south.

The industrial character  of this sector together with his topography, they cause a certain discontinuity in the urban fabric, impeding the transverse connection between two principal routes  inside the city, since they are the avenue of the peace, and in minor measure hytasa's avenue.

Of this form, between the aims of general  character they raise the improvement of two unconnected sectors of the city, since they are the “Cerro del Aguila” and the “Poligono Sur”, and more specifically, and since it has been mentioned previously, between the avenue of the peace and Hytasa's avenue.

It is for everything previous that can steady the convenience and opportunity of the draft of the special plan of hytasal's interior reform, inside the strategy of development of the determinations of the general  plan in the program of action of the same one.

The aim of the arrangement is to liberate soil by means of construction in height, so that the free generated spaces turn into elements that give life's better quality to the urban fabric of the southern sector.

In view of the determining ones the sense of the proposed arrangement is projected according to the following spaces:

a) Maximum liberation of the free possible space for the enjoyment of the citizens already is like green areas wooded or landscaped or as urban paved with vegetation in concrete points. conscious of the importance of a green area and its dimensions we have concentrated quite this one in an only one point of direct contact  with the service of public and social and attached interest to the housings for his better and major enjoyment, leaving the squares paved urbans spread along the apple where they find the tertiary uses and the housings.

b) Free space like fundamental element of the own sector and of this one with the rest of the urban fabric (especially in direction agreed to by Hytasa - Avenue of the Peace). For it, in the design of these free areas the fundamental idea will be creating spaces that allow tours of social enjoyment and in turn of communication between the different built-up zones of the sector. The disposition of free spaces in relation to the constructed units answers to this fundamental idea of the arrangement, allowing that it could cross walking practically the whole sector across these free zones of leisure and social relation, without using the space of the street.

c) This liberation of the soil takes us, clear this one trying to exhaust the buildable area, to a typology of building in height. it seems to us that it is the moment to reach for the above mentioned typology in soil with these  since we obtain the aim to clear the city creating spaces free for the enjoyment, without resigning the construction of housings demanded by the society.

The outer skin consists of aluminum slats in response to the solar orientation as they are placed in the south facades, both southeast and south, leaving the north-facing facades without these sunscreens. These slats shall be sized and spaced at varying certain rooms to get a bigger and better views. The blades of the rooms are raised higher for greater separation between them and perforated to allow vision.

On the other hand, building facades vertical communication cores are placed solar collectors as a study of the shadows cast by the towers to try to get the best performance.
